Technology...*sigh*

Alrighty then, who knows a good laptop to buy? 

Just closed escrow with my First-Time buyers! So fun when this happens! There is nothing better in my professional (had to clarify that - kids may be watching) world than when that happens! It's so exciting, everyone is happy, everyone is excited - this is the high that makes Real Estate fun! All those months of searching have finally paid off.

Ok, over the weekend, there were 29 new listings and 24 went pending, also just go a report that said prices are up this past quarter (or month) over last year. Average Price is $110 per square foot. So - Stop sitting on the fence - Let's go find that perfect home for you!

National Open House Weekend!

Procrastinations or For the Want of a Post-It

Just previewed this house today and it is a really beautiful home on close to 3 acres in Whispering Oaks. I was listening to the radio this morning and they were talking about Procrastination - Which is one of my favorite things to do - but it turns out that there is a reason for my, and others, procrastination and it's NOT that I'm lazy or unmotivated! - Turns out most people who procrastinate do so because they feel Overwhelmed! When I thought about that I was like, Yea man! That's it! - There is WAY Too much to do! When I make my list in the morning of all the crackers and cheese I have to do, it IS overwhelming! I am a mom, I am a wife, I am a Realtor, I am a property manager, I am a bookkeeper, I am a counselor, I am a small business owner, I am a Blogger.. Wow! Where did I get all this shitake? Ok, so what they said on the radio is that you have to break it down into small manageable tasks. Baby Steps. So I have this idea.... I'm going to take a pad of Post-its and put one task on each Post-it (don't separate the Post-It from the pad). Then there is only one thing staring at me that I have to do. When I finish that task - I tear it up and there's the next post it. - I'll let you know how it goes. I gotta go buy Post-its. Later.


This listing Market here is heating up - Today we have 10 new listings and 17 pending - But... There are 764 Active residential listings on the market and 288 of those are in Redding so we are seeing a few more choices. - most well priced homes are still selling quickly - 125K and nice seems to be where everyone wants to buy so competition there is CRAZY!

In other Ingrid News, The Spring Fever is really kicking my bootea! It's sunny and warm and I can't wait to go outside and play. I thought that this weekend I would do some Spring Cleaning and I enlisted the help of my teenagers who assured me that they were available to help and willing to help too! That was my first mistake. Teenagers NEVER do what they tell their parents they are going to do! My son bailed and went Snowboarding. "Mom, I Promise to do everything you want Before I go." - Right. - My daughter, "I'll be home by Noon to help you". - Right. - So, needless to say - Spring Cleaning only happened for a very small portion of my house. - Maybe next week.


34 New Listings hit the market this weekend and 28 went Pending. 768 Residential listings are currently on the MLS with 284 of those in Redding, and 79 of those are Short Sales or REO's.

Commercial property is NOT the same market as residential and I am the proud owner- said with much sarcasm - of several commercial properties that I am trying to sell. I have them listed with other agents for location reasons and my frustration level is rising. No offers!!! Ugh! As a Realtor, I try to give everyone the benefit of the doubt but like many sellers I get really tired of hearing them say - drop the price! So, if you have property listed with me - I'm not going to tell you to drop the price - haha! - just so's ya know the price drop above was my sellers idea :). Alrighty, well it's Monday so let's get ready for a great week!

Over the weekend here in Shasta County, 30 new listings hit the MLS and 27 properties went pending. Still seeing a lot of action for homes priced between 150-200K. With the really pretty ones being snatched up within days! So, 737 residential listings in Shasta MLS and  287 of those are in Redding.

Dangling on a limb today

So in case you were wondering, I'm sure you were awake all night wondering, yes - the cupcakes were still home. 
There are now two. Kudos to me. 


I'm gonna go out on a limb here today and weigh in on the whole Principle Reduction debate. Part of me is totally for it but most of me is totally against it and I'll tell you why. (I know this is not popular opinion here) If the banks reduce principle for homeowners who are underwater, how much should they reduce it? Will we then go to car companies and ask them to reduce the principle two days after we buy a new car? How about to Macy's for my blender? No. Here's the deal - a home is NOT an investment. It's your home! If you treat property as an investment, you have to accept it as that. Investments sometimes lose value. See the stock market for more details on this. This is gonna make me very unpopular here. Yes a lot of good hardworking folks bought their homes at the top of the market. I sold homes at the top of the market. Heck! I bought homes at the top of the market. We all were in some way affected by it. If you bought a home in that market and you still are able to make your payments comfortably, should you get a principle reduction? If you, like me, borrowed money to make home improvements, should you get a principle reduction? What if the banks took 20% off your mortgage, recast the balance and put in place a 0% interest silent second mortgage with that 20%. What if they did this only for homeowners in distress?  What if that silent second mortgage was due at time of sale. Would you stay in your home until your value had recovered? Would you rent it out? I lived in my first home for 10 years before I was no longer upside down. This is not the first time that the housing market has dropped. But my first home was my HOME. I raised my children there, planted my garden there - made friends with my neighbors there. Lived there. Loved there. I do not have the answers to the housing problem but I do not think that Principle Reduction is feasible. Just my opinion here.


In Shasta County today there were 11 new listings and 29 pending - dang! 717 Residential listings in Shasta County.

Taking it for the Team, or Easter Hangover

So now the Big Three are out of the way at my house! Yay! The Big 3 being Thanksgiving, Christmas and Easter. Now I can relax for the next 6 months. Some times it feels to me like kind of a let down. Nothing to plan for a while. No excuse to get the family together but guess what? Now I can go back to my normal weight! Yes! Over the course of the Big 3 I usually pack on an extra 15 pounds! It's not helping any that my mother-in-law and sister- in - law are still at my house - and not that I don't love them and appreciate everything they do - which is Amazing - but they are sweet eaters. You know...candy, cookies, pies, cake, cupcakes. There are still 4 cupcakes left in my kitchen and they are just sitting there - mocking me. taunting me. I'm hoping that when I get home today they have left the house - the cupcakes - not the In-laws. Otherwise I just know that I'm going to be the one to take it for the team. I don't want my poor son to get chubby. Think of what all that sugar can do to a teenager. Its tough sometimes to be a mom.


Alrighty then - Today, there are 736 residential listings on the market in Shasta County. 281 of those are in Redding. 45 are REO's - Wow!  
212 properties sold in March 2012 with 303 Pending for March so watch out April is going to be big!

So, the kids are all pretty much grown now but I'm pretty sure we'll still have the hunt Sunday.

Well, there were 32 new listings over the weekend and 32 homes went to Pending... 736 homes on Shasta MLS as of today. - I hope you had a great weekend and as you can see by my background its sunny here at least today.
