Let's take a look at that for a moment...3000' Private Airport... Private airport...PRIVATE Airport.. So I was thinking  "How can you have a private Airport of your own?" - then I looked closer and it is a gated community featuring a Private Airport - which is still pretty darned good - actually Amazing - but for a moment in my blondness I was thinking -"Where is there room in this house for an Airport? - Is it over the garage? - not mentioning... how in the heck are you going to deal with all those International Travelers coming through your home! And if it's Private, Why do you need an air"port"? Okay, I admit I was really perplexed. Now the agent is going to call me and I'm going to have to tell her how blond I am, because I called her to figure it out.

For the next few weeks, I will be featuring Italian inspired homes in our area - "Why are you doing that?", you may be wondering... Well, it's because - drum roll please....I'm Going to Italy!!!!!! Life is good and I am truly blessed because my oldest daughter loves me and misses me and sent me tickets to visit her in Rome!
On January 15th, I will be flying to Los Angeles, catching a flight to Paris, looking briefly around the airport in Paris and then hopping a plane to Rome - or as they say in Italy, Roma. So far, I have scoped out a few things on my list of must see's and working on learning a few needed Italian phrases. Evidently, according to my daughter, the way Americans pronounce certain phrases are incorrect and she is helping me to learn the correct way. I always (when pretending to be Italian) would say GRAT-ZEE, This I have learned is wrong... She says it Grat-Zee-A (long A sound). I'm pretty jazzed to go and see all the sights there including all the Piazza's and the churches. I'm pretty much a people watcher so I will be doing a lot of that. I'm bringing my computer so I will be able to blog from there. It's my dream to be a travel writer so we'll see how good at that I really am. I probably should stick to what I know though - Real Estate - and just have fun.

I have been extremely remiss in my blogging here, but the holidays always take so much time and there is so much to do.Wah Wah. There, that's my lame excuse. 

What's going on in Redding Real Estate - because really that's why you're here right? - Alrighty then. The market inventory is Awful! - We need more listings! You have to call me and list your house! - There are only 658 Residential listings currently available in Shasta MLS. 257 of those are in Redding. 
Since my last post, there have been 287 new listings, 298 Closed and 347 Pending. As you can tell, the 257 current listings are not going to last long at this rate. (Only residential listings included in these numbers).

Thanksgiving!

Here is my new listing, just a great little starter home!





This adorable little 3 bedroom 2 bath home has more space than you think! Extra long driveway to two car garage plus 2 additional rooms off the garage and a workshop with laundry hook-ups! Natural gas hooked up to the property. It has a very nice little covered patio in the backyard.

It has happened, the holidays are rapidly approaching and full scale chaos is just around the corner. Thanksgiving is next week and the kids are coming home! - AAUGH! I'm not saying that I don't relish this chance to see the babies and the kids and have everyone all together, in fact that the very best part - the AAUUGHH is for all the work to do before this happens. You know what I'm talking about. The carpets have to be cleaned. The shower in the second bath which hasn't worked in months has to be fixed. Babies and toddlers will be in the house - which is definetly NOT childproof! - I don't worry about them breaking stuff, I worry about them eating stuff. Stuff that I would never consider eating, babies and toddlers will eat.
I did seriously consider taking a suite at a nearby resort, but ruled out that option. The only other option is to clean like mad, crawl around my home and put stuff away and clean it again.

One year, when I was a newly familied young person, my mother decided that we would all just rent a three bedroom in a resort in Oceanside. We had our Thanksgiving dinner at this really posh resaurant and me, my husband and our baby girl joined with my parents and yournger sister eating at this huge table. My beautiful baby girl didn't like her dinner. In fact, she hated it, she hated the restaurant, she probably hated the little fluffly dress I had her in and she wanted to make sure the whole restaurant knew it. She THREW her plate across the room like a champion frizbee player. Yup, everyone in the restaurant knew.

The thing about Thanksgiving is that real families can be really messy. Literally and metaphorically.  That was the last time I took my Thanksgiving public. So, here we are.

Usually, Thanksgiving at my house is pretty tame. We all sit around eating too much and talking all at once, I look around the table at all the different personalities and all the beautiful people who sit around me and I feel so very blessed. I'm always the one who gets all emo when we say our thanks. Thanksgiving really is my favorite holiday. No expectations really, feed everyone and be together. That's all.

So, although I still have a lot of work to do at my house this week, I know it's all going to be worth it.

Ok - I was thinking maybe I'm not giving value here in my blog - too much nonsense maybe - My big girl says more pictures! More Video! - Still working on that video angle... So - there's another picture...

Can you say "Inventory Shortage"? It's getting quite dire out there - 727 Residential listings on Todays MLS, 276 in Redding - Average sales price for Sept 2012 was $200,633 - up from last years average of $176,876 for the same time. But, it's deeper than that. Homes priced on the low $100K range are few and far between right now - competition is fierce for those. - 11 offers on a house I looked at today which came on the market 8 days ago.( And it was priced at $185K!) Too late. Homes priced about 300K are in demand but there are limited options available. Interest rates are crazy wicked low right now too, 3.4% or ish there. - that means a 200K home that had an interest rate of 5% was costing $1073.65 per month and now at 3.4% it costs $886.96 per month  (excluding taxes and insurance - blah blah disclaimer)  Now you can afford more home for less money. Well, it has just been a flurry of activity here since I came back from Hawaii. At first it was really hard to get back into to grove. Then, I finally seemed to hit my stride again. But - now the hard part...It's football season. I am a really die-hard football fan. My team is of course the San Francisco Fourty-niners who I have had a love-hate relationship with for the past ahem..cough..many years. But really, I'll watch all the teams. Of course, I'm not a fan of the arch nemesis of most 49er fans - the Oakland traitors - I mean Raiders but I will stay and watch them lose. The past two seasons for the 49ers have put hope back into my heart for the return to glory of this team. So, if you try to track me down on Thursday evening, Sundays or Monday evenings you know where I am. Parked in my living room - on my sofa.

The market has not slowed down at all here, it seems to be picking up momentum daily actually. There are 741 Active residential listings in Shasta MLS today, 279 of those are in Redding. Of the listings in Redding - I think it's interesting to pint out that only 12 of those are under 100K and the majority of those listings are between 200-350K!
33 Bank owned and 52 shortsales on the market today.

Well, I made it back safe and sound from the awesome state of Hawaii! Remember I said it shouldn't take 10 days to get my sister-in Laws house prepped for sale? - It did. It took all the days, then- because of cats... we missed the flight home, it took one more day! I did have a great time at the Polynesian Cultural Center . We had a great day there, ate at a Luau and saw a fantastic show. H'a, Breath of Life.  Because no trip is ever worth bragging about without pictures - here are a few I took... Also, I will never again underestimate the amount of work - physical work - involved in getting a house ready to sell. It also made me realize how incredibly out of shape I am!

Once in a while, and really not very often, surprisingly, I find a house that really speaks to me. Personally. I don't know what it is about this house but I LOVE IT! I did the Open House here this Saturday. I think I have kind of a quirky sense for homes. This one says "Hey - welcome home" as soon as you walk in. - which reminds me of a story -

So, it's a few years ago, I still had my own company and every day I would drive my ratty old mini van into the parking lot. My agents and employees were ashamed of my car - they implored me to get something that didn't make the parking lot look ugly. (We Realtors - some at least, are kinda into appearances - go figure)
Anyways, I had been car shopping for a car that "suited my stature" - whatever (the van was paid for!). I looked at Mercedes, I looked at Cadillac, I looked at BMW, I looked at Volvo - Every Upper echelon (snoot snoot) of the car world I looked at - 6 months looking.  Nothing was right - ya know? Right. I was at the Lexus dealer in Modesto one day, nope, not it...I noticed a lot behind the Lexus dealership - Hmmm - what's that?,,,

I saw this Little Red car calling me - I went over to it. I said "Hey"...  it said "Hey". I opened the door.  The car literally moved for me! - The seat slid back, the dashboard retracted - the steering wheel got out of the way - "Come on in" said the car... Shiznit! Wow! I thought. I got in - the sales guy came over - I closed the door. The seat moved forward, it hugged me. The steering wheel came forward... "Let's go for a ride" said the car.
Holy Crackers! - This car was better than any date EVER!  This car knew me!!!! I looked around inside. CD player, Sun Roof, Power Everything. Cool looking dash, Cool looking interior. I rolled down the window, I asked the sales guy "How Much?"... he told me... "Sold!" I said. - Drove home with that baby two hours later - only cuz hubby had to haggle of course. It was an Infiniti G35, 2005. I loved that damn car. I still do. Haven't seen anything ever like it.  I miss that car. 

This has happened to me only a few times in my life. Not counting when I saw my children and my husband for the first time. Happened once in Nordstrom's with a pink jacket I still have.

Happened Saturday with this house.  The only thing better for me would be if I sold this house. Call me - Email me I'd LOVE to show it to you. See if you feel it too. Best feeling in the world.

Labor Day Weekend

It is almost football season...Hmmmm

I can go to the lake! I can go fishing. I can laze away in the backyard...THUMP! - Who in the heck do you think you are silly girl! I have appointments all weekend - OH YEA! I sell Real Estate! Actually, It's really cool with me - I'm not down on crowded Lakeside picnics, I HATE to fish. My backyard is there everyday. So, this is what fun thing I will do this weekend. Hang out with awesome people, hang out in awesome houses and have a great time!

In other news, that I'm sure I will address at a later post - Baby Girl has moved home. Turns out the big city was't all it was cracked up to be. Now, I have a new cat... Let's leave that there for a while.

On the Redding Real Estate front - I'm proud to say that my new listing in the last post is now in escrow. Under contract in like 5 days - crazy amount of calls on the property. NOW is really a good time to list your home. The market is severely under inventoried right now. 

Only 748 Residential listings available on Shasta MLS, only 264 of them in Redding. Today, 14 new listings came on the market and 16 listings went into escrow. So, if you're sitting on the fence about selling - it's time to jump - Deals are getting harder and harder to find - the lower end of the market is like a shark Frenzy. Life is Good!

It has just been so busy around here lately. Redding must have some really positive press out there somewhere. We are seeing a lot of people re-locating to this area. Even though it's pretty hot right now - that
s really only like one month out of the whole year. - I went to San Francisco last month and forgot where I was going. - FROZE!  Every time I talk to anyone about Redding they mention the heat. Get over it! It's supposed to be hot in the summer!

So - let's talk about Dogs. No, just kidding - this isn't a blog about dogs.

Shasta MLS has 755 residential listings on the market right now. 269 of those are in Redding. There are 15% fewer active listings than one year ago. So - I at the least am hoping for a temporary reprieve from the housing crisis.

Where Oh Where Has My Summer Gone?

So the last week has been nerve-racking! It has to do with my son. - The one who goes to Humboldt U. He's not living on campus this semester. He starts his job there tomorrow! Haven't found him a place to live!! AAUUGH!. It's good. I have faith. He has friends to stay with and thats just the way it's going to have to be right now.

Kinda ironic huh? Here I am a REALTOR and I can't find a place for my son to live - don't think this hasn't been lost on him at all. In my defense - I don't live in Humboldt county - I don't know anyone there - and I don't handle rentals - all really good reasons but Moms are never excused. Craigslist is really fun though to sift through. I love the way people talk about what they are looking for in a room mate - One said that they may have Satanic rituals sometimes in the living room. NEXT! One said they have 9 cats - NEXT - On and on it's kinda funny. I may just keep reading those for entertainment value.

This just in - BB Girl wants to work here! Click the Link -   Where people go to get EATEN   Actually - probably NO one really gets eaten there - but I'm a momma and I worry.

So the business of real estate is buzzing along quite buisily - is that a word - hold on - The business of real estate is humming along like a hummingbird - no, the real estate world is spinning  - , Oh crackers, its just busy!

Here is a look at the stats this week - as of today at lease - 757 listings overall in Shasta County MLS. 262 of them are in Redding. only 13 of those in Redding are under 100K - OUCH! - In Redding,  35 of the 262 are REO's or Foreclosures and 19 are Short Sales.

Wow! As previously stated, Summer is whisking by at an alarming speed. The whole month of July seems like it lasted two days. We have a new addition to our family, Baby Olivia was born July 10th, - 6lbs 3oz (?) little tiny thing. Grand baby  of my heart. She is absolutely adorable! I'm not sure if her momma would like me posting her picture so you just have to believe me. 


With this big internet thingy we have here. I say "When in doubt - don't". 


So, Redding in the Summer. My third one here. What's to say - the rumors are true it is HOT! Well actually today it's only 80 right now as I post this and 80 is really my ideal temperature.Just sayin'. Might be part Lizard.  I'm craving some Fish n Chips right now - that has nothing to do with anything - just observation - 


Real Estate Biz has been really crazy so let me bring you up on some stats for today.


We have 757 Listings on Shasta MLS today, 273 in Redding, 18 of those are under 100K, 29 between 100K and 150K, only 26 total are short sales and there are 35 REO's. Why then does it seem that everything MY buyers are wanting are short sales??? IDK. 


Here's the deal with Short Sales, I get that they are really better for the seller than letting the house go to foreclosure, in fact one lender that I spoke to, told me that they can finance a purchase two short years after a short sale - of course there are a whole bunch of factors that go with that but there - two years. Why is is so hard for these banks to make a decision???? It's really a frustrating process for the buyer. The seller approves the offer and then the bank has to approve it. But it takes the bank FOREVER to make that decision, meanwhile the buyer has gotten tired of waiting and finds something else. So - if you would like to buy a short sale just realize you are in for the long haul. Make sure it is THE house for you and you don't have to move right away.I have heard nightmare stories of 6 month escrow periods, even longer.  If you are looking to short sell your house - make sure you have an experienced short sale agent! . - Just a little venting I guess. My very good friends from the Central Valley were here for the week. We really didn't do much. We saw the fireworks, had barbecue, went to see Brave, went shopping, tried to avoid evacuating my house by drinking all the wine we could...Did you hear about the Dale Fire - yup 3 miles from my house... I gotta tell you if there is ANYONE in the world that you do NOT want to need in an emergency - it's me! I freak out! - So there I am trying NOT to freak out, after all, right, there's no reason to freak out - it's not going to come this way...ha ha...he he - (Crackers and Cheese!) Just drink more wine - It's all good.

Unfortunately, or should I say fortunately there was no need for us to leave - whew. I was trying to figure out how to get two cats, 5 dogs, a fish, and four adults out, (two of us in NO condition to drive). Today I found this nifty little checklist "nifty little checklist" that tells you what to do in an emergency. Kinda late but whatever. Keep it for later. Put it on your fridge.

Okay, running out of time... On Shasta MLS today there are 761 residential listings, 252 in Redding, 13 under 100K! 36 between 100K and 150K - So yes, the ugly house days are numbered, haha most of whats left are the pretty houses! Let's talk about Smartphones now for a minute - Are you as addicted to yours as I am?? What in the begeebers did I ever do without it??? So, every night I tuck it in to its "cradle". In the morning, it's the first thing I reach for. If I forget to charge it , I cry. I have to have it with me and my coffee in the morning. - The funny part is that I have ZERO reception 90% of the time at my house. But I do have WIFI - AAAAAHHHHAAA... Kinda like taa-daa - but not sure how to spell AAAAAHHHHAAAA.... It has become a part of me, CRAZY! - I though when "cellphones" (showing my age here) came out that they were awesome but really! My IPhone is the coolest gadget EVER! I can take it with me and use the Map ap to figure out where in the Carmen Santiago I am. When I'm waiting in line anywhere - I can play a game - it tells me instantly if I have email - (that's why its fastest to email me) I can look at listings from outside the doors - The worst thing it can say to me is "battery power at 10%" - Ugh! - Really this little tool is my bestest buddy. God save me when I get the IPhone4. I'm really afraid to get the IPad. Alrighty I'm digressing here a bit but if any of you want to play Words with Friends my user name is Maddness77 - let's go!!!

Little Ducky





Today's Featured Listing

On the homefront here, my baby girl is now all safefy installed in her new apartment in San Francisco. Ugh. The boys took over her room in about an hour and have now dubbed it their "Man-Cave". Baby girl left all her posters and goodies on the walls though to remind me of her and I won't let the boys take them dowm. So, now I'm the minority in my house. The guys have taken over - I really think I should go crash with the baby girl. Too much testosterone in my house now. The remote hasn't been in my hands for the last 4 days!

It's hard when kids leave home - after we got all her stuff unpacked in her new place, I went to leave (like a band-aid you know- rip it off!) She was pretending to be a baby duck saying "Mamama Mama...quack quack" I lost it totally then!  I keep thinking that I haven't finished teaching her stuff - that I didn't spend enough time with her. What if she gets lonely? What if I get lonely. I've probably talked to her more though in the last four days - on the phone - than I have in the last two years. Do you think that teen-agers purposely distance themselves in the year before they ditch you? I do. I know that my oldest - the one in Italy. talks to me constantly - we Skype almost everyday. When she was home she locked herself in her room, only coming out to say - "See ya... be home late!"  Before my oldest son moved to Humboldt I never saw him (he's home for the summer though). There is a coming to grips here that I'm going through - They have to start their own lives now. My turn is over. I have to trust that they will be alright. That they will make their own mistakes and achieve their own dreams on their own now. *Sigh*

Okay -  Real Estate - that's why we are all here right? Stats given today say that there is only a 28 day supply of homes available under 100K in Shasta County MLS. Wow! Think the time your kids take to grow up goes fast? Buyers really have to jump quickly right now.

765 Residential listings in Sahast MLS, 272 in Redding. 19 - Yup not a typo- NINETEEN under 100K - 27 - Twenty-Seven between 100-150K - WOW. Talk about leaving the nest! Sellers - Buyers are having bidding wars! Investors - sell those flips! Call me and I'll get it listed for you and SOLD!

Cat in a Bowl

Today's listing is mine - back on the market - Yup - buyers backed out. Why? I'm not sure but I'm pretty sure they just changed their mind. Can you do that? Sure! As long as it's whithin the first 17 days (typically) the buyers can back out for really ANY reason whatsoever. My sellers are pretty bummed - I'm bummed. Guess what? We'll sell it again. Now all of you have a chance to buy it! I get to have an Open House! You can come!  Hahaha!

This is what Real Estate can do - transactions can be cancelled - buyers and sellers and banks can back out - just when you (the real estate agent) thought it was safe ... BAMM!

I always think that when one door closes another one opens and that is usually what happens. Thats's all part of the fun around here.

So - Let's talk about something good - It's sunny outside. it's 94 degrees with a breeze. My family is in good health - I woke up alive today. I haven't watched the news or read a paper in about a week so as long as there is still a planet out there that I'm on - its all good! It has been Super busy! I'm going to San Francisco this weekend - the baby girl is moving out - Oh wait - I said something good to talk about - Let's not talk about her leaving then - It bumms me out.

It's my cat - in my candy bowl - It's a big bowl because there was a lot of Easter candy in it - The candy is all gone now obviously. For a whole week she was laying in the bowl whenever she could and I didn't have the heart to move the bowl. One time she got on this cabinet kick - that wasn't cool! - She decided she liked sleeping in the dish cabinet - with my dinner plates - on..my...dinner..plates - She figured out how to open the doors and climb in... Thank God She quit that!

I don't know why we need to mention Living area - I mean, yea, some houses don't have a dining area it can be just an area in the kitchen so it's  good to mention but shouldn't ALL houses have a living area? I mean we mean for them to be LIVED in so why do we have to say it? Isn't it implied?


Well the Redding Real Estate Market is HOT! For once I'm not talking about the temperature outside. Got a report that for May 2012 saying that there was only a 26 day supply of homes in Redding from 100K-200K!
