WOW! What a morning! We had our weekly sales meeting today and received loads of information on how to expedite our REO sales, Then on to caravan were we were able to see some really beautiful homes and I think I may have found one for a client of mine!!! Then we had training on Short Sales and 203(K) loans hosted by Wells Fargo. Thanks Wells Fargo for great information and great lunch! So, in a nutshell a 203(K) loan is and FHA loan which the borrower can use at time of purchase to make necessary repairs to all these REO's and short sales (and regular homes) that are in need of them. So essentially a 1st time homebuyer can build into the price of the home all the necessary upgrades needed. Roof leaks? Have it fixed through the loan! Don't let minor repairs or even major ones scare you away from the perfect home, I was told that the lending guidelines for the borrower are the same as they are for a regular FHA loan. Today, there were 11 new residential homes listed and 14 went to pending status. There are 940 residential listings on the market today - although, note that some are pending short sales which are still showing active even though offers have been provisionally accepted on them.

Over the weekend there were 15 new listings and 21 pending sales. there are 938 residential listings currently on the market.
I had a very well received Open House this weekend on Collyer Road here in Redding. Almost half of the attendees were people looking to move to Redding or looking to move their relatives here! Once again, this just proves that we are living in a place that a lot of people have overlooked in the past. Our outdoor activities and relaxed way of life are what people are always telling me they love about this place. Throw in all the friendly people and pretty soon we will be inundated with new faces! Friday! Its Friday! -- Everybody loves Friday! Ok though, when you're a Real Estate Agent, Friday is like Monday and Monday is just an extension of the week. Its Friday and I'm busy setting up appointments for this weekend for all you happy homebuyers and sellers - Sunday is the big day for Open Houses and Saturday always seems to me to be a day of showings. So, with that in mind, Here are todays stats.
Only 14 new listings on the market with 12 of those being single family residential and two of those are on the pending list already. There were 13 additional listings going pending today and our total for today is 945. So you may be wondering if my math is right but I don't count listings that have been cancelled or escrows that have gone back on the market. But needless to say it was a busy week here in Shasta County!

All the Puppies have homes now, becasue I know thats important to you too to know that and I did break a few people hearts but I think the puppies will be happy and really that's all that counts.   I drove most of the day today out to Oroville and let me tell you that's a really long drive! I took my daughter with me so it was actually fun and I got to see part of the Northstate that I hadn't seen before. - There is still quite a bit of space available in this state! .... I was going to upload a video but I'm not that techy yet so maybe next time!

Today 24 new listings came on the market, 18 of thsose were residential and 18 other homes went on Pending status. There are 940 residential listings on the market today.

In other news, and probably news that many of you were completely unaware of... I'm pretty sure that I have found homes for my Puppies!!! Yay!! Actually, I have probably found more homes that I have puppies for and am feeling a little stressed over it, - what if the people who said they want them end up not wanting them and then the people who want them can't have them because I told them that the puppies were available and now their not??? Does that make sense? Ok,  lets suffice it to say that Im not a dog breeder or a professional giver upper of puppies AT ALL!

This is what I do know... I can find homes for people much better than I can find homes for puppies! With a lot less stress too! I have been there when a buyer decides the perfect home is not for him I can help him to find one that is. Sometimes its better to not buy a certain home. Better for the customer is always my first priority. Therefore, call me when your ready to look for or sell that perfect home for you! Keeep me away from Puppies.

So, today when I got up this morning it was drizzling and I thought , "Man' what an Ugly day this is going to be!" I got to the office and the weather looked the same - then I went to get some lunch and "Whoooaaaa!"
(and you have to say that with this ethereal voice.)  It was the most gorgeous beautiful day EVER! Now as someone who has only lived here for a year and a half, I'm not completely immune to the scenery and I really hope that I never am. Because this is what I saw...

Remember - DO NOT TAKE PHOTOS WHILE DRIVING! "Honestly officer..." -  No I got lucky, but the Minivan in front of me did look a little nervous.

So. Best reason to move to Redding right there.

Real Estate Update:

Today 27 new homes came on the market - 17 single family homes and two of them went pending today!
There were 17 other pending sales posted. Total  homes for sale right now in Shasta County, 939. Actually looking at the view this afternoon from Cypress Avenue (above) Its not hard to see why!.

Just wanted to share that if you like really good fish n chips - the Lighthouse on Hartnell has the best! - Absolutely nothing to do with Real Estate unless you get hungry driving around looking at houses, but you may have to try it!

Real Estate Update:
Today we had 24 new listings hit the market - 14 of those were single family homes. 18 more homes were listed as pending today bringing the total number of listings to 937. now is definitely NOT the time to be waiting to see what happens. If you find the right house at the right price and it meets all your needs - buy it!
We had our weekly sales meeting today and some of our agents shared that same sentiment, homes are being purchased before buyers can even go see them!

It seems to me that in order for you to want to read my blog I have to tell you a little something about myself. I am a Real Estate Broker Associate at Coldwell Banker C& C Properties here in Redding, CA. That means that I am licensed to sell real estate in California, but I actually have a brokers license. I owned my own company for a while in Stockton but now I just work here. I could tell you the longabout version of how I got here but maybe I'll save that for a later post. I have a lot of children - 4 of whom I actually gave birth to and many others I have inherited along the way. That's another long story. Lets just suffice it to say that I love kids, animals and selling houses.
Right now I am primarily a buyers agent. This is because I love to shop for houses. It's so much fun to help someone find that perfect house. I have an abundance of patience. One client of mine has been searching with me for a year for that "just right" home. We'll find it.

Redding Real Estate Update:
Today there were 30 new listings on the market in Shasta County. 16 of those were residential homes. I'm still waiting for that flood of REO's (bank owned homes) to come on the market that the "experts" have been predicting consistently now since summer. It seems that homes are selling as fast as they come available. For the 30 New listings today - there were 33 pending sales. There are 932 active listings available on MLS today for Shasta County and believe me that is NOT a lot. Most of the homes under 100K get scooped up quickly by Investors and First-Time Homebuyers.
