Short Sales and Fish n Chips...

Wow! As previously stated, Summer is whisking by at an alarming speed. The whole month of July seems like it lasted two days. We have a new addition to our family, Baby Olivia was born July 10th, - 6lbs 3oz (?) little tiny thing. Grand baby  of my heart. She is absolutely adorable! I'm not sure if her momma would like me posting her picture so you just have to believe me. 


With this big internet thingy we have here. I say "When in doubt - don't". 


So, Redding in the Summer. My third one here. What's to say - the rumors are true it is HOT! Well actually today it's only 80 right now as I post this and 80 is really my ideal temperature.Just sayin'. Might be part Lizard.  I'm craving some Fish n Chips right now - that has nothing to do with anything - just observation - 


Real Estate Biz has been really crazy so let me bring you up on some stats for today.


We have 757 Listings on Shasta MLS today, 273 in Redding, 18 of those are under 100K, 29 between 100K and 150K, only 26 total are short sales and there are 35 REO's. Why then does it seem that everything MY buyers are wanting are short sales??? IDK. 


Here's the deal with Short Sales, I get that they are really better for the seller than letting the house go to foreclosure, in fact one lender that I spoke to, told me that they can finance a purchase two short years after a short sale - of course there are a whole bunch of factors that go with that but there - two years. Why is is so hard for these banks to make a decision???? It's really a frustrating process for the buyer. The seller approves the offer and then the bank has to approve it. But it takes the bank FOREVER to make that decision, meanwhile the buyer has gotten tired of waiting and finds something else. So - if you would like to buy a short sale just realize you are in for the long haul. Make sure it is THE house for you and you don't have to move right away.I have heard nightmare stories of 6 month escrow periods, even longer.  If you are looking to short sell your house - make sure you have an experienced short sale agent! . - Just a little venting I guess.
