Is it just me?
Is it just me?
I've been thinking about my home. Now that the kids are moving on, I don't need as much space. But then when they all come over for holidays, I need more space. If I have too much space they want to move in again. This is a dilemma. Instead of having more money, I spend more - on travel to visit kids, on chatzkies for the grandbaby, college, weddings. I need a smaller, less expensive, nicer, bigger home. Does that make sense? I'm getting closer to retirement age - but we Realtors don't actually ever do that -theoretically.
Oh well. We plug along. Send me a shout out if you have the same dilemma and we can work together to figure it out.

Merry Christmas 2014
Merry Christmas to all this beautiful December Day! This year I have been absolutely blessed. I have gotten in a lot of travel, My Grandbaby is doing well, my children are healthy and I paid all the bills. Lol about the last part but that hasn't always been the case. There are still a few lingering issues out there but overall this has been a great year. Thank You all for your part in it!

Okay - the sunset is from California - but I'm sure they could see it in Oregon too..

You just can't beat the colosseum at night
You may recall that I've been to Italy before but it's still amazing there - very close to my heart. Germany was a first for me, I love the German people. They are really friendly, and punctual - which I love! Oregon's southern coast was beautiful, all the jagged rocks jutting out of the ocean - so cool! However, there's no place like home and I'm so happy to live in such a beautiful base.

Real estate in Redding has slowed a bit this year but we are seeing a return to a more "normal" growth rate. In 2014 Prices rose on average about 8% over 2013. Right now, Inventory is down, there are currently 981 Active listings in our MLS. Feel Free to call me anytime for statistics for your neighborhood or just to see what your home would sell for!
(This year I closed 18 sides - so all this traveling has not slowed me down!)
Oh yea - almost forgot, got a puppy for Christmas, - He's exhausted.

Time Flies When You're a Grandma!
Pretty much lately this is how my day goes. Wake up, have coffee (because really, who can function without coffee? - not me), Go to work, work like a fiend, go home, eat, pass out. Wake up and do it all over again. Except on Sundays. Sundays are the best. Grandbaby days. I live for Sundays. - I could bore you all endlessly with the details of how the little tyke is doing but that would probably be too long for me and too agonizing for you. So, we'll just suffice with one little pic and move on to Real Estate.
For the first time in many years Real Estate seemed to come back to life last year. Multiple offers, rising home prices, many many homeowners back in an equity position. YAY! To me it seemed like some were thinking the housing bubble had reared its ugly head again. Nay-sayers warning of crashing prices doom and gloom. Where do these people come from? It's like they are afraid to be happy. What we really experienced was a return to Normal. Normal. - What does it cost to build a house? It costs about $135-$150 per square foot to build a house. - just a regular house - not a mansion mind you - those cost more. But a regular, average joe house costs about $135-$150 to build. If you find a 1400 sq ft house and it costs $180K that equates to $128 a square foot. I personally think anytime you can buy something for less than it cost to make it its a good deal. - Now, does that help our economy in the long run, are you smelling a housing bubble? I think not.

Is Summer Really Almost Over?
I'll bet you've been wondering where I went - havent you? I have been working my bumm off! So, you know when you go on vacation and everything piles up while your gone and then you come back all nice and refreshed and ready to go - sometimes the universe is with you on this. The Universe has definitely been on my side keeping me busy - but not only that, a ton of really fun things are going on in my life right now. Some are Real Estate related and some are personal.
Yup, Baby Girl made me a Grandma. Of course, I have the most beautiful 3 week old Grandson on the planet - How could he be anything but beautiful?

Yup. It's absolutely the coolest thing to ever happen to me. If or when your a grandparent - you'll get it.
You could say, I've been a little pre-occupied.
Add to that, I have a new computer. It's a Mac. I've been getting used to the new keyboard. It really is hard to get used to a different feeling. Also, I'm having some issues uploading Pics and Videos of listings onto the blog here. Sorry. I'll get it worked out but not in time for this post.
Real Estate is Hopping! - Inventory levels are up but we are still a little short. Shasta County MLS has been averaging around 200 sales per month. We currently have 844 Active listings in Shasta County. That's up considerably from the last blog post but at our average rate - its only around a 4 month supply and an average healthy market has a six-month supply. The real interesting thing is that in Redding we have 316 Active listings, only 12 are priced under 100K. - 29 are between 100-150K and 78 are from 150-200K. Prices are going up - a lot. Some sellers, as usual, are pricing their properties a little on the optimistic side I think, but homes priced right, SELL.

Getting Back To Work!

Several flattering pieces have appeared on the Redding.com site about Real Estate and it turns out that Redding, CA has one the the largest shares of new home housing starts in the state!
Also, in the news lately was that Real Estate Agents have one of the most satisfying jobs and are happier than other professions! I like that - I think its true.. I am very happy.
604 Active Single Family homes today on Shasta MLS and 240 of them in Redding.
Here's a cute little house I listed - got it into contract in 4 days! Didn't even have time to blog about it! Sorry!
